The 15-inch rule
ANSI A108.02 sets the threshold at 15 inches: any tile with at least one edge of 15 inches or longer is large format, and the tighter installation rules apply to the whole job. A 12x24 plank is large format because of its 24 inch side. So is 24x24, 24x48, 36x36, and every wood-look plank longer than 15 inches. Standard 12x12 and smaller sit outside the category and follow the older, looser tolerances.
The distinction is worth knowing before signing anything, because it changes what a correct quote has to include. Once a tile crosses 15 inches the allowable substrate variation tightens from 1/4 inch in 10 feet to 1/8 inch in 10 feet, the layout offset caps at 33 percent, and the minimum grout joint gets wider. Those requirements come from the Tile Council of North America and ANSI, and most manufacturer warranties reference them by number.
Why length changes the installation
Every pressed porcelain tile leaves the kiln with a slight crown through the middle. That curve is called warpage, and it is within spec. On a 6 inch tile it measures a few thousandths and nobody can feel it. Stretch the same proportional curve across a 48 inch plank and the center can sit a sixteenth of an inch or more above the two ends.
Length also removes the tile's ability to follow the floor. A small tile sitting in a shallow dip tips slightly and the thinset takes up the difference. A 24x48 plank spans the same dip entirely, bridges it, and ends up supported only at its ends with a void underneath. That void is what people hear when a tile sounds hollow, and it is where cracks start once a heavy appliance or a dropped pan loads the unsupported middle.
The flatness standard, and where Bellingham floors fail it

Both numbers apply at once, and the second one gets skipped constantly. A floor can pass a 10 foot straightedge and still hide a sharp local dip over a single joist bay, which is exactly the defect that puts one tile edge proud of its neighbor. The 2 foot check is what catches it. According to the Ceramic Tile Education Foundation, substrate flatness is the most common cause of large format tile callbacks, ahead of adhesive choice and grout.
Worth being clear about what the standard governs: flat and level are different things. A floor can slope a full inch across a room and still be flat, and tile will sit on it correctly. What tile cannot tolerate is the local waviness, the dips and humps within that plane. Old Bellingham houses tend to have both, and only one of them has to be fixed before tile.
How to check a floor before the tile is ordered
A 10 foot aluminum straightedge and a set of feeler gauges answer the question in about twenty minutes on a typical kitchen. Lay the straightedge in both directions and across both diagonals, slide the gauges under every gap, and mark high spots and low spots directly on the subfloor in two colors. The map that produces tells the installer how much self-leveling compound to order and whether any high areas need grinding first.

Where Bellingham floors go out of tolerance

What it costs to bring a floor into tolerance
Self-leveling underlayment runs $1.65 to $4.95 per square foot installed, including primer and material, which puts a 200 square foot room in the $440 to $990 range. Cement backer board runs $0.85 to $1.40 per square foot installed and is the minimum substrate over a wood subfloor. An uncoupling membrane such as Schluter Ditra or Laticrete Strata Mat runs $1.65 to $2.75 per square foot, and it is what we recommend on every Bellingham main-floor install over tongue-and-groove. The 33 percent offset rule
Why a 50 percent brick pattern fails on long tile
The classic half-offset brick pattern is the layout most homeowners picture, and on tile longer than 15 inches it is the wrong one. A 50 percent offset places the end of each tile at the exact midpoint of the tile below it, which is where that kiln crown is highest. The low end of one tile meets the high center of its neighbor and the difference shows up as a ridge along every joint, running the full length of the floor.
Shifting to a maximum 33 percent offset lands each joint on the flatter part of the tile below rather than its peak. The warpage is still there, but it gets distributed instead of stacked. This is a published requirement rather than a preference: TCNA guidance caps the offset at 33 percent for any tile with a side over 15 inches unless the manufacturer says otherwise, and installing at 50 percent against that instruction is grounds for a denied warranty claim.
Homeowners who had their heart set on the half-offset look have two options that keep the warranty intact. A straight stack layout, with joints aligned in both directions, has no offset problem at all and reads as clean and modern. A herringbone or chevron layout in a shorter plank avoids it as well, at higher labor cost because of the cut count.
Grout joint minimums for large format tile
Tight joints are the other request that runs into the spec. For running bond layouts using tile with any side over 15 inches, the minimum average grout joint is 1/8 inch for rectified tile and 3/16 inch for calibrated tile, and that minimum increases by the amount of edge warpage on the longest edge. A 1/16 inch joint on a 24x48 plank leaves nowhere for the tolerance between two tiles to go, so every small variation becomes a visible misalignment.
Rectified tile, which is mechanically ground to a precise size after firing, is what makes a narrow joint possible in the first place. Calibrated tile is sorted into size ranges instead and needs the wider joint to absorb the variation. Which one is in the quote matters, and it should be stated.
Mortar coverage and allowable lippage
80 percent in dry areas, 95 percent in wet
ANSI A108.5 sets minimum mortar contact at 80 percent for general interior installations and 95 percent for wet areas and anything exterior, with the coverage distributed so the corners and edges of every tile are supported. On large format tile the practical answer is to work to the 95 percent figure everywhere, because the consequence of a void under a long tile is worse than under a short one.
The way to confirm it is to pull a tile. A good installer will lift one early in the job, look at the transfer pattern on the back, and adjust the trowel or technique before setting another hundred square feet. Asking whether that check happened is a fair question to put to any bid.
Back-buttering and trowel selection
Hitting 95 percent under a large tile takes two steps rather than one. The mortar gets keyed into the substrate with the flat side of the trowel, combed in a single direction with the notched side, and then a thin skim coat goes on the back of the tile itself. That last step is back-buttering, and on tile over 15 inches it is not optional. Trowel size scales with tile size, and a large-and-heavy-tile mortar holds the plank at height without sagging while it sets.
Allowable lippage
Some lippage is permitted, and knowing the number prevents both unfair complaints and unfair brush-offs. For grout joints 1/4 inch and wider, ANSI allows 1/16 inch of lippage plus the tile's inherent warpage. Narrower joints allow less. Anything beyond that is a defect, and the honest fix is to reset the affected tiles rather than to fill the difference with grout or caulk.
Leveling clips and what they do
A tile leveling system, meaning the plastic clips and wedges that clamp adjacent tiles into the same plane while the mortar cures, is standard practice on large format work. They run $0.40 to $0.65 per clip and slow the set rate, which is part of why large format labor costs more. What they cannot do is fix a substrate: clips pull two tile edges flush with each other, but over a wavy floor that just relocates the problem into the mortar bed as an inconsistent bond line.

Ask what leveling or membrane is included as a line item rather than as a contingency.
