Subfloor Moisture in the Pacific Northwest: Why It Matters and How We Test

Most flooring failures in Bellingham trace back to the subfloor. Cupping hardwood, swollen laminate, finish that fails 18 months after install, mold under carpet pad: nine times out of ten, the surface flooring is fine, and the subfloor is the actual problem.

Here's what we test, what the readings mean, and what to do when the numbers come back high.

Why this matters more in Bellingham

Bellingham gets 36 inches of rainfall a year. Average humidity sits around 75%. Crawlspace ventilation in older homes is rarely up to current code. The combination drives subfloor moisture higher than in most US markets, and pushes hardwood and laminate to the edge of their tolerances year-round.

The four moisture tests we run

1. Pin-type meter on wood subfloor

Two electrode pins driven into the subfloor measure resistance, which converts to moisture content (MC) by species. Reading shows current MC at the pin location. Threshold for hardwood install: 12% or below.

2. Pinless meter for surface scan

Capacitive sensor reads MC across a wider area without penetrating the wood. Faster than pin-type but less accurate at low MC. Useful for finding wet zones across a large floor before pin-type spot checks.

3. Calcium chloride test on slab

For concrete slabs. A dish of calcium chloride is sealed under a plastic dome on the slab for 60 to 72 hours. The CC absorbs moisture; weight gain converts to moisture vapor emission rate (MVER) in pounds per 1,000 square feet per 24 hours. Threshold for most hardwood and LVP: under 3 pounds.

4. In-situ relative humidity probe

Drilled into the slab, sealed, left to equilibrate 72 hours, then read. Shows internal slab RH. Threshold varies by adhesive and product, typically under 75% for hardwood, 80 to 85% for some LVP.

What the readings tell us

Subfloor MC at 12% or below, no cup, no stains

You can install hardwood. We'll still set acclimation per manufacturer spec.

Subfloor MC at 12 to 15%, no obvious damage

Hardwood is risky. We typically recommend engineered hardwood with a stable core, or LVP. Crawlspace inspection comes first.

Subfloor MC over 15%, or with cup or stains

Source the moisture before installing anything. Crawlspace vapor barrier upgrade, ventilation improvement, or roof or plumbing leak repair come first.

The crawlspace upgrade most homes need

Per Washington State University Extension data, over 80% of Pacific Northwest homes need crawlspace vapor barrier improvements. The upgrade is straightforward: 6-mil polyethylene over the dirt or gravel, taped seams, run up the foundation walls 6 inches, secured with cap nails or termination bar.

Cost: $1.50 to $3 per square foot of crawlspace. For a 1,500 sqft home, that's $2,000 to $4,500. Compared to replacing a $20,000 hardwood install that fails because of moisture: cheap insurance.

What we do before we install

On every flooring quote, we run subfloor moisture readings. Pin-type at 4 to 6 spots per room, pinless scan across larger areas. On slab installs, calcium chloride or RH probe (typically RH probe, faster and more accurate). Readings go on the quote.

If readings are too high, we don't install. We recommend the moisture-mitigation work first, sometimes that's a few hundred dollars in vapor barrier, sometimes it's a structural project. Either way, the floor lasts longer when we do this.

Common scenarios in Bellingham

Older Sehome or Fairhaven home

Crawlspace is partially or fully unvented, vapor barrier is missing or torn, subfloor MC reads 14-17% in winter. We recommend vapor barrier and venting upgrades before any hardwood install.

Sudden Valley or Lake Whatcom shoreline cabin

Crawlspace is shallow, near groundwater, and damp year-round. Subfloor MC reads 16-20%. We recommend engineered hardwood or LVP, plus crawlspace work, plus possibly a dehumidifier.

Newer Cordata or Barkley townhome

Slab on grade. Slab MVER reads 4-6 pounds. We install vapor mitigation membrane (Schluter Ditra, MAPEI Mapelath) and use LVP rated for higher slab MC.

Recently remodeled Edgemoor home

Crawlspace was upgraded during remodel, vapor barrier in good condition, ventilation improved. Subfloor MC reads 9-11%. Hardwood installs without additional work.

Why we won't skip this

We've seen too many Bellingham homeowners pay twice for flooring. First install fails because of moisture in 12 to 18 months, second install costs another $15,000 to $25,000 plus the moisture remediation that should have come first. The way to avoid that is to test moisture before, not after.
