Most Bellingham hardwood floors don't need replacement, they need refinishing. We run the call: sand-and-recoat for floors with intact wear surface, full refinish for floors with deeper damage, and we tell you which one yours actually needs. Bellingham has a lot of original 1900s-1940s Douglas fir and oak that refinishes beautifully, and we know how to handle softer Pacific Northwest woods without burning through what's left of the wear layer.

The two refinish scopes
Sand-and-recoat (also called "screen-and-recoat") is the lighter option. We screen the existing finish to scuff it, then apply a fresh topcoat. Works when the wear surface is intact, no deep scratches into the wood, no water marks. Saves you 50 to 70% versus full refinish.
Full refinish goes down to bare wood. We sand through the existing finish and into the wood, fix damage, and apply 3 coats of fresh finish. Works for floors with cup, gouges, water staining, or color changes. Required for changing stain color or addressing extensive damage.
Our refinishing process
1. Floor evaluation
We look at the floor's existing finish, wear pattern, and damage. We test wood thickness above the tongue (need at least 3mm for full refinish on solid; engineered varies by product). We tell you sand-and-recoat or full refinish.
2. Furniture and dust prep
You move what you can, we move heavy items. Plastic sheeting goes up at every doorway. HEPA-vacuum-attached sanders are standard, not optional.
3. Sanding
For full refinish: 36 grit, 60 grit, 80 grit, edged with same progression. Buffer screen at 100 grit before stain or finish. For Bellingham's older softer fir, we start at 60 grit instead of 36 grit to preserve more original wood.
4. Stain (if applicable)
Stain goes down with rags or applicators, water-pop test first. We do sample boards in your light before committing to a color.
5. Finish coats
3 coats of polyurethane, water-based or oil-modified per spec. Light sand between coats. Each coat needs 4-6 hours to dry, full cure 7-14 days.
What it costs in Bellingham
Sand-and-recoat: $1.50 to $3 per square foot. Full refinish: $3 to $5 per square foot. A whole-room refinish typically runs $1,800 to $4,500.
Stair refinishing adds $95 to $180 per tread. Stain (vs natural finish) adds $0.50 to $1 per square foot. Custom color matching for board replacement adds $100 to $250.
For old Bellingham fir floors, the cost can be slightly lower because lighter sand grits remove material faster, reducing the total grit progression and labor time. We'll know after the floor evaluation visit.
Why hire professionals for hardwood refinishing
DIY refinishing is one of the most common ways homeowners damage perfectly good floors. Drum sanders are unforgiving, removing too much wood in one pass leaves divots that don't sand out without going deeper than the wear layer allows. Edgers tip and burn finish in corners. Stain application without water-pop test results in blotchy color. Polyurethane applied too thick orange-peels or sags.
Beyond the tool risks, the dust containment makes a real difference for indoor air quality. Our HEPA-attached sanders capture over 95% of airborne dust at the source, and plastic sheeting at doorways keeps the rest contained. Most of our refinish clients live in their homes throughout the project.
For older Bellingham floors with softer fir or pine, the skill required goes up. The wood doesn't take aggressive sanding well, and the finish color matters more because there's less margin for sanding through and starting over.
