What Bellingham houses do to a resilient floor

Bellingham gets about 35 inches of rain a year over roughly 140 wet days, and the wet stretch runs from the second week of October into late April. That is the reason resilient flooring took over kitchens, entries, and lower levels here. Water on the surface is a non-event.

Water under the floor is a different story, and it is the local problem worth understanding.

Most pre-1980 houses in Columbia, Sehome, and the older blocks of Fairhaven sit over a vented crawlspace, and Washington's code amendments in WAC 51-51-0408 are specific about what belongs down there: 6 mil black polyethylene ground cover, joints lapped 6 inches, the sheet carried 6 inches up the stem wall. Vinyl is a vapor barrier by nature, so a plank floor over a damp crawlspace works like a lid. It slows the subfloor from drying upward, and the subfloor is the part that pays for it.

The other pattern is the daylight basement. Sudden Valley, Alabama Hill, and a lot of 1970s to 1990s stock have a finished lower level poured on grade. Concrete never fully stops giving up moisture, and a slab poured against wet Whatcom County ground gives up more than most.

Then there is sun. Homes with west-facing glass over the bay in Edgemoor and Fairhaven put direct afternoon light on the floor, and vinyl is a thermally reactive material. It grows when it heats and shrinks when it cools, which is why the expansion gap and the manufacturer's temperature range are not optional details in a room with a wall of windows.

Laminate reacts to something else. Its core is high density fiberboard, a wood product, so it moves with humidity rather than temperature. In a house that runs a wood stove all winter and opens up in July, laminate seams move more than people expect.

Wear layer, core type, and what the AC number means

A mil is one thousandth of an inch. The wear layer is the clear top film on a vinyl plank, and it is the only part of the product that stands between traffic and the printed image.

  • 6 mil. Closets, guest bedrooms, a rental turn. Fine in rooms nobody walks through.
  • 12 mil. The standard residential tier. Living rooms and bedrooms in a household without large dogs.
  • 20 mil. Kitchens, entries, hallways, kids, dogs, and light commercial. For most Bellingham families this is the tier that makes sense.
  • 28 to 30 mil. Commercial goods. Overkill in a house unless you are buying a floor you never intend to touch again.

Wear layer is a separate number from overall plank thickness, and salespeople blur them. An 8 mm plank with a 6 mil wear layer will show wear before a 5 mm plank with 20 mil. Ask for both numbers and write them on the bid.

SPC or WPC

Rigid core vinyl comes two ways. SPC is stone polymer composite: limestone powder mixed with PVC, no foaming agent, very dense, usually 4 to 6 mm thick. WPC is wood plastic composite: wood flour, PVC, and a foaming agent, usually 5.5 to 8 mm.

SPC is harder, more dent resistant, and more stable when temperature swings. It is also louder, colder underfoot, and less forgiving of a lumpy subfloor because it does not compress at all. WPC is softer and quieter, feels warmer, and dents under concentrated loads like refrigerator feet or a piano caster.

In a Bellingham kitchen with a slab or a sunny exposure, SPC is usually the better bet. In an upstairs bedroom over a joisted floor, WPC feels better and nothing heavy is parked on it.

Laminate and the AC rating

Laminate is a printed decor layer and a melamine wear surface over a high density fiberboard core. Its durability measure is the abrasion class, or AC rating. AC3 covers heavy residential and light commercial use, AC4 covers heavy residential and moderate commercial, and AC5 is heavy commercial. For a family house here, AC4 is the sensible floor.

The fiberboard core is the catch. If water sits at a seam long enough to get in, the core swells and stays swollen. Water-resistant laminates seal the edges and publish a spill window, often 24 to 72 hours. That is a spill rating, not a bathroom rating.

Click-lock or glue-down

This is the decision that gets made carelessly most often, usually by defaulting to whatever is faster.

Click-lock floating means the planks lock to each other and to nothing else. The floor rides on the subfloor and moves as one sheet. It goes down fast, it goes over existing tile and vinyl without demo, and it is the cheaper install. It needs a continuous expansion gap, typically 1/4 to 3/8 inch depending on the manufacturer, at every wall, jamb, pipe, and hearth. It sounds hollower underfoot. And it has a maximum uninterrupted run length in most instructions, past which the manufacturer wants a T-molding.

Glue-down bonds every plank to the substrate. Nothing moves, nothing peaks, nothing telegraphs a click joint. It is quieter, it handles rolling loads and heavy furniture, it is the right answer over radiant heat, and it is what belongs in a bathroom or laundry where seams should be held tight rather than left to float. It costs more in labor, it demands a cleaner and flatter substrate, and it is genuinely unpleasant to remove in fifteen years.

There is a middle option. Loose-lay planks with a grippy backing, set with a perimeter and traffic-lane adhesive, work well in rooms where you want a floor that is easy to lift later.

Our default: float the bedrooms and living areas, glue the kitchen, bathrooms, laundry, and anything over a slab we do not fully trust.

Flatness and moisture, the two numbers that decide everything

Almost every resilient floor failure traces back to one of two measurements that were never taken.

Flatness

Most LVP manufacturers require the substrate to be flat within 3/16 inch over 10 feet. Some tighten that to 1/8 inch over 6 feet for glue-down. Flat is not the same as level. A sloped floor that is planar is fine. A level floor with a hump in the middle is not.

Miss the tolerance and a floating floor flexes at the click joint every time someone walks over the hollow. The joint works itself loose, then it separates or it cracks. Manufacturers know this, which is why exceeding the published flatness tolerance is the standard reason a warranty claim gets denied.

The fix is boring and it is the difference between a good installer and a fast one. High spots get ground or sanded down. Low spots get filled with a cement-based patch, or the whole floor gets a self-leveling underlayment poured over primer. In older Bellingham houses built over 1x diagonal board sheathing rather than plywood, the answer is usually a layer of 1/4 inch underlayment plywood before anything else happens.

Moisture

On a slab, two tests matter and they do not measure the same thing.

  • ASTM F2170 puts relative humidity probes into holes drilled to 40 percent of slab depth, three holes for the first 1,000 square feet and one more for each additional 1,000. The slab and the air above it have to sit at service conditions for 48 hours first, and the probes need 24 hours to equilibrate. This reads moisture through the depth of the slab. Manufacturer limits typically fall between 75 and 85 percent RH.
  • ASTM F1869 is the anhydrous calcium chloride test, run for 60 to 72 hours, reported as pounds of moisture per 1,000 square feet per 24 hours. Common limits are 3 to 5 pounds. It only reads the top half inch or so of slab.

The two results do not correlate and cannot be converted into one another. If a bid says "we tested the slab," ask which test and what the number was. If the number fails, mitigation comes first at $880 to $2,750, and that is subfloor and moisture work quoted on its own.

Over a crawlspace, the equivalent check is the ground cover plus a pin meter reading on the joists and the underside of the subfloor. Framing that reads above 20 percent has a moisture source somewhere, and covering it with vinyl locks that moisture in rather than solving it.

How to read an LVP bid

Ask all three bidders for the same eight lines and the comparison becomes easy.

  • Product, by name. Manufacturer, collection, plank thickness in millimeters, wear layer in mils, and core type.
  • Underlayment. Attached pad or separate, and if separate, which product and what it is rated for.
  • Method. Floating or glue-down, stated. For glue-down, the adhesive by name.
  • Floor prep. Not "as needed." A stated allowance, a stated rate per bag of leveler or per hour, and a note about who decides.
  • Transitions and trim. Whether jambs and casings get undercut, whether base comes off and goes back, and what happens at every doorway.
  • Demo and disposal. Including toilet pull and reset and appliance moves, which are the two things most often left off.
  • Waste factor. Seven to ten percent is normal on a straight lay. Diagonal or herringbone runs higher.
  • Stairs. Priced separately with stair noses from the same product line.

Then look up the company before you look at samples again. Everyone doing this work in Washington has to be registered with Labor and Industries, and the record is public. You are checking four things: that the registration is active, that the surety bond is in force at $15,000 for a specialty contractor or $30,000 for a general one after the July 2024 increase, that liability coverage meets the $200,000 public liability and $50,000 property damage minimum or a $250,000 combined single limit, and that no judgments are filed against the registration. One more thing to ask, because it separates installers fast: what flatness tolerance does the product you quoted require, and how are you going to confirm you met it?

How the install actually runs

A typical Bellingham home is 2 to 3 days of install, less with no demo, more when the floor needs prep.

  1. Delivery and acclimation. Most manufacturers want the boxes flat in the room for 48 hours at normal living temperature. Some SPC products state that no acclimation is needed. Follow the printed instructions for the product you bought, because that document is what any warranty claim gets judged against.
  2. Demo. Old flooring out, staples and adhesive residue off, base removed or shoe planned.
  3. Prep. Grind the high spots, patch the low spots, prime and pour leveler where the floor needs it, then vacuum. Not sweep.
  4. Undercut. Door jambs and casings get cut to plank height with a jamb saw so flooring slides under them.
  5. Layout. The start wall gets chosen off the longest sight line, plank direction usually follows the longest wall or the main light source, and boards get racked from four or five boxes at once so shade variation spreads out instead of pooling.
  6. Install. End joints staggered by the manufacturer's minimum, commonly 6 to 8 inches, spacers holding the expansion gap at every vertical surface including pipes.
  7. Transitions and trim. T-moldings, reducers, stair noses, base or shoe back on.

Glue-down adds adhesive open time and a roller pass, and it adds a cure window before heavy furniture goes back.

Ask the crew to leave one full box in the garage. You will want it.

Where these floors go wrong

Peaking and buckling. A floating floor pinched anywhere cannot move. The usual causes are an expansion gap that was never left, a gap that got filled with caulk, a heavy cabinet or bookcase set on top of a floating floor, or a transition strip screwed through the planks into the subfloor. The floor grows, has nowhere to go, and lifts at a seam.

Gaps at end joints in February. Vinyl installed in a warm room and then left in a house kept at 55 degrees while the owners travel contracts and pulls at the ends. Keeping the house inside the manufacturer's temperature range year round prevents it.

Failed click joints over a hollow. The floor was laid over a subfloor outside the flatness tolerance. You hear it first as a click or a crunch in one spot, then the joint separates. Repair means opening the floor back to that plank, which on a floating floor is not a small job.

Swollen laminate seams. Water got into the fiberboard core. The swelling is permanent and the plank has to come out. This is the failure that pushes most Bellingham kitchens and baths toward LVP.

Yellow or brown staining under a mat. Rubber-backed and latex-backed mats react with vinyl and discolor it. The stain goes all the way through the wear layer. Use a mat labeled safe for vinyl flooring.

Dents. Refrigerator feet, appliance dollies, and furniture without pads dent WPC cores. Wide floor protectors under every point load solve it before it starts.

Trapped water. A dishwasher or supply line leak under a floating floor sits between plank and subfloor and does not dry. The plank survives and the subfloor may not. Localized damage is a floor repair at $330 to $1,650 per project, and anything wider gets priced by the square foot.

Doing it yourself, and living with it afterward

Click-lock vinyl in a plain rectangular room with a flat subfloor is one of the more approachable flooring jobs for a homeowner. Buy a tapping block, a pull bar, spacers, and a jamb saw, take your time on the first three rows, and it will look fine.

What defeats DIY installs is never the clicking. It is the prep, the layout decision, the undercutting, and the stairs. If your floor needs leveling compound, if the run crosses more than a couple of doorways, or if there are stairs involved, the labor you save gets spent twice. Glue-down is not a DIY job at all; adhesive open time is unforgiving and a mistake is permanent.

Aftercare is short. Felt pads under every furniture leg, wide protectors under appliances, a mat inside every exterior door, and a pH-neutral cleaner made for vinyl. No wax, no polish, no oil soap.

Skip the steam mop. It voids most vinyl and laminate warranties, and on laminate it drives moisture straight into the seams.

Expect 15 to 25 years from a decent LVP and 8 to 12 from laminate in the same room. Understand what the warranty covers before you rely on it: a wear layer warranty covers wearing through the wear layer, which is rare, and it is usually prorated. It does not cover scratches, dents, gloss loss, or the floor being installed over a subfloor that was never flat.

If one room keeps getting hammered no matter what you put in it, the honest answer might be a different material. Tile runs $11 to $27.50 per square foot installed, costs more up front, and does not wear out on the same schedule a resilient floor does.

Before you sign an LVP or laminate bid in Bellingham

  • Get the product named on the bid with plank thickness in millimeters and wear layer in mils, listed separately.
  • Confirm the core type, SPC or WPC for vinyl, or the AC rating if you are buying laminate.
  • Ask what flatness tolerance the quoted product requires and how the installer will confirm it was met.

If the plank has an attached pad, do I still need underlayment?

The larger the continuous field, the more total movement it has to absorb at the perimeter. Glue-down removes the limit entirely, which is one reason it gets specified in open floor plans.

Can a single damaged plank be replaced?

On a glue-down floor, yes: cut the plank out, scrape the adhesive, and bond a new one in. On a floating floor it is harder, because you either disassemble back to the damaged board or cut it out and glue the replacement in place. Either way you need matching material, which is why one leftover box in the garage is worth keeping.

Why does my floating floor sound hollow, and can that be fixed?

A floating floor is not bonded to anything, so it drums slightly by design, and thin SPC over a stiff subfloor drums most. Real hollowness in one spot means a void underneath from a subfloor that was out of tolerance. Better underlayment reduces the general sound. A specific hollow spot only gets fixed by opening the floor and flattening what is under it.

Is a steam mop safe on LVP or laminate?

No. Steam mops void most vinyl and laminate warranties. On laminate, steam drives moisture into the fiberboard core through the seams and causes the swelling that cannot be undone. On vinyl, repeated heat can soften adhesive and lift edges. A damp microfiber mop and a pH-neutral cleaner made for resilient flooring does everything a steam mop does without the risk.

What does a wear layer warranty actually cover?

It covers wearing completely through the wear layer under normal residential use, which almost never happens on a 20 mil product. It does not cover scratches, dents, gloss change, fading, pet damage, or failures traced to substrate preparation. Most are prorated, so a claim in year twelve of a twenty-five year warranty pays a fraction. Buy the wear layer you need up front rather than counting on the paper.

Should I put LVP over a crawlspace with no vapor barrier?

Fix the crawlspace first. Washington code calls for 6 mil black polyethylene ground cover with joints lapped 6 inches and the sheet run 6 inches up the stem wall. A vinyl floor on top of damp framing acts as a lid and keeps the subfloor from drying upward. Wood that stays above 20 percent moisture content grows mold, and no floor covering fixes that.
