What Bellingham houses do to a tile floor

Tile does not fail because of weather here. It fails because of framing.

A lot of Bellingham's housing stock predates modern floor framing. Homes in Columbia, Sehome, Lettered Streets, and the older blocks of Fairhaven were framed with 2x6 or 2x8 joists at 16 inches on center, spanning distances that were fine for fir flooring and linoleum and are not fine for porcelain. Those houses also tend to have 1x diagonal board sheathing rather than plywood, which moves at every board edge.

The climate matters in a smaller, more specific way. Bellingham averages just under 35 inches of rain a year, and roughly 140 days of it are wet ones, mostly between mid October and late April. Every one of those days arrives at your entry on somebody's shoes. That is why entries, mudrooms, and the first stretch of hallway are where tile earns its cost here, and why the wet slip number on the tile you pick is worth reading.

Winter lows sit near freezing rather than well below it, so interior floors here do not see the freeze-thaw cycling that cracks tile in colder states. That is one problem Whatcom County homeowners get to skip.

Crawlspaces are the other local factor, and for tile they matter through the framing rather than the finish. Washington sets the rules in WAC 51-51-0408: 6 mil black polyethylene over the dirt, and either 1 square foot of net vent per 300 square feet of under-floor area or a reduction to 1 in 1,500 once an approved Class I vapor retarder is in place. A crawlspace running wet moves the joists above it. Framing that holds above 20 percent moisture content swells and shrinks with the season, and framing that moves cracks grout long before it cracks tile.

On permits: the City of Bellingham lists tiling among the finish work that is exempt from a building permit. Structural work is not exempt, so if the job turns into cutting out sheathing or sistering joists, that portion needs one.

The structure has to be right before anything gets set

This is the section most homeowners skip and most failed tile floors are explained by.

Ceramic and porcelain require the floor structure to hold deflection to L/360 under anticipated loads. Take the clear span in inches and divide by 360; that is the total movement the floor is allowed. A 15 foot span may move half an inch and still meet it. Natural stone doubles the requirement to L/720, because stone has far less tolerance for bending than a fired tile does.

That number is about joists, spans, and blocking. No membrane, no mortar, and no backer board fixes a floor that flexes too much. If the span does not work, the answer is sistering joists or adding a mid-span beam, and that is engineering and permit territory, not tile work.

Sheathing and underlayment

For ceramic and porcelain over wood framing, the working minimum is 19/32 inch exterior-glue plywood subfloor over joists at 16 inches on center, and many installers upgrade to 23/32. For natural stone the Natural Stone Institute requires two layers of plywood, a structural subfloor of 19/32 inch minimum plus an underlayment layer of 15/32 inch in residential work, with the grain of each layer running perpendicular to the joists. Single-layer plywood is not accepted for stone, because the panel joints cannot carry the load on their own.

Flatness

ANSI A108.02 sets the substrate tolerance, and it changes with tile size:

  • Tiles with all edges under 15 inches: no more than 1/4 inch variation in 10 feet, and no more than 1/16 inch in 12 inches.
  • Tiles with any edge 15 inches or longer, and natural stone: no more than 1/8 inch in 10 feet, and no more than 1/16 inch in 24 inches.

Those numbers exist because of lippage, the height difference between two adjacent tiles. With grout joints narrower than 1/4 inch, allowable lippage is 1/32 inch, roughly the thickness of a credit card. Large tile over a wavy floor cannot hit that no matter how good the setter is, which is why a self-leveling underlayment shows up on so many large-format bids.

Backer board, uncoupling membranes, and heated floors

Tile cannot be bonded straight to plywood. Wood moves with moisture and tile does not, and the tile loses. Something has to sit between them.

Cement backer board is the traditional answer. HardieBacker or Durock goes down in a bed of thinset and gets screwed on a tight pattern, then tile is set on top. It is dimensionally stable, it is cheap, and it adds thickness and weight, which matters when you are trying to keep a tile floor level with an adjacent hardwood.

Uncoupling membrane is the modern answer. Schluter DITRA is the one most people have heard of. It is a polyethylene matting with a grid of cutback cavities and an anchoring fleece on the underside. The fleece bonds into thinset on the subfloor, the cavities bond the tile above, and the air space between lets the substrate move a little without dragging the tile with it. It also meets ANSI A118.12 as a crack isolation membrane, so an existing crack in a slab does not have to telegraph up into your grout.

A membrane adds far less height than backer board, which is often the deciding factor at a doorway.

Waterproofing is a separate function. In a shower or a wet area you want a bonded waterproof membrane meeting ANSI A118.10. Some products handle uncoupling and waterproofing together. Do not assume a crack isolation membrane is waterproof or the other way around; ask which standard the product is tested to.

Heated floors

Electric floor warming is popular in Bellingham bathrooms and it is worth what it costs on a January morning. A membrane like DITRA-HEAT holds the heating cable in the same layer that does the uncoupling, so you spend almost no floor height on it. A retrofit needs a dedicated circuit, GFCI protection, and a thermostat with a floor sensor, which means an electrician on the job.

Get the electrical scoped before you price the tile. It is the item most often missing from a heated floor bid.

Choosing the tile, and the four ratings on the box

Porcelain and ceramic are both fired clay. The dividing line is water absorption: to be called porcelain under ANSI A137.1 the tile has to absorb 0.5 percent of its weight in water or less, tested per ASTM C373. That density is why porcelain handles moisture and traffic better and why it is harder to cut.

Four numbers are worth finding before you buy.

  • PEI class. Abrasion resistance, rated 0 to 5. Class 0 and 1 are wall tile. Class 2 handles light residential floors. Class 3 is the residential floor minimum for kitchens and entries. Class 4 covers all residential use plus medium commercial. Class 5 is for airports and hospitals.
  • DCOF. Dynamic coefficient of friction, tested to ANSI A326.3. A tile has to measure 0.42 or greater to be recommended for a level interior floor that will be walked on when wet. In a town with 140 wet days a year, that number is not academic in an entry.
  • Water absorption. 0.5 percent or less is porcelain. Higher numbers are ceramic, which is fine in a powder room and wrong in a mudroom.
  • Rectified or cushioned edge. Rectified tile is cut square after firing, which allows tight grout joints. Cushioned edge tile needs a wider joint to hide size variation. This decides how your floor looks more than the color does.

Natural stone is a different set of rules. Travertine, marble, slate, and limestone are porous, so they get sealed at install and resealed periodically, they need the stiffer L/720 structure and the two-layer plywood, and marble scratches under sanded grout so unsanded grout is the standard call. Stone is beautiful and it asks more of the floor and of you.

Mortar coverage, grout, and movement joints

Three details separate a tile floor that lasts thirty years from one that starts sounding hollow in year three, and none of them are visible when the job is finished.

Mortar coverage. ANSI requires at least 80 percent contact between tile and substrate in dry interior areas, with the remaining voids dispersed and no single void larger than about 2 square inches. In wet areas and exteriors the requirement rises to 95 percent, and natural stone requires 95 percent everywhere. Corners and edges have to be fully supported, because unsupported corners are where tile cracks. The way you hit those numbers on large tile is a properly sized notched trowel, troweling in one direction, and back-buttering the tile. A setter who pulls a tile occasionally to check coverage is doing the job right.

Grout. Cement grout is standard and takes a topical sealer. Epoxy grout has the stain resistance built into the chemistry, costs more, sets fast, and is unforgiving to install. Sanded grout for joints 1/8 inch and wider, unsanded for narrower joints and for polished marble.

Movement joints. Tile expands and contracts, and it has to be given somewhere to do it. TCNA detail EJ171 covers this. In practice it means a soft joint of sealant rather than grout wherever tile meets a restraining surface: walls, cabinet toe kicks, thresholds, tubs, and columns. It also means honoring any existing control joint in a concrete slab straight up through the tile rather than grouting over it. Grout cracking in a straight line across a room is almost always a missing movement joint.

None of this shows up in a showroom conversation. All of it shows up in year five.

How to read a tile bid

Tile bids are the easiest in flooring to write vaguely and the easiest to compare once you make everyone answer the same questions.

  • Substrate method, named. Backer board or uncoupling membrane, which product, and how it is fastened. "Prep floor" is not an answer.
  • Leveling allowance. A stated quantity or rate for patch and self-leveling underlayment, plus who decides how much the floor needs.
  • Tile spec. Manufacturer, series, size, PEI class, and DCOF, with the pattern and grout joint width stated.
  • Setting materials. The mortar by name and category, and the grout type, cement or epoxy.
  • Movement joints. Where the soft joints go and what sealant is used.
  • Demo and disposal. Old flooring out, toilet pull and reset, appliance moves, and haul-away, which is heavy and priced accordingly on a tile tear-out.
  • Transitions. How the tile meets carpet, wood, or vinyl at every doorway, and whether the height change needs a reducer.
  • Waste factor. Ten percent on a straight lay, fifteen or more on a diagonal or herringbone pattern.

Then run the company through Labor and Industries. Registration, an active surety bond, and liability insurance are all required to work in Washington, and all three are public record. Bond amounts rose in July 2024 to $30,000 for general contractors and $15,000 for specialty contractors, with insurance minimums of $200,000 public liability plus $50,000 property damage, or $250,000 combined single limit. The question that sorts bidders quickly: what deflection does this floor have, and how did you determine it?

How the work runs, and where tile floors fail

Timelines here are realistic rather than optimistic. A kitchen floor is 4 to 6 days from first demo to sealed grout. A master bath is 5 to 8 days. A mudroom is 2 to 3. Heated floor adds a day or two for the mat install and warm-up. Most of that is waiting: thinset under a membrane has to cure before tile goes on, tile has to cure before grout, grout has to cure before sealer, and none of that gets compressed without cost.

The sequence: demo and haul, substrate assessment and repair, leveling, membrane or backer board, layout and dry run, setting, cure, grout, cure, seal, then trim and transitions.

Where it goes wrong:

Cracks running in a straight line. Either the framing deflects past L/360 or there is no movement joint where the floor meets a restraining surface. The tile is reporting a structural problem, and replacing the cracked tile without fixing the cause just resets the clock.

Hollow-sounding tile. Insufficient mortar coverage. It sounds hollow first and cracks later when something gets dropped on the unsupported spot.

Lippage you feel with a bare foot. The substrate was outside the ANSI flatness tolerance for the tile size, or the tile was set without checking. On large format this is the single most common complaint.

Grout that keeps cracking at the same wall. Grout was used where a flexible sealant joint belongs.

Stained, dark grout in the entry. Cement grout that was never sealed, in the wettest months of a wet town. Resealing every 2 to 3 years is the maintenance, and epoxy grout in the entry is the way to avoid the chore.

A localized fix is a floor repair at $330 to $1,650 per project. Structural correction underneath is subfloor work at $5.50 to $13.20 per square foot.

Doing it yourself, and living with it afterward

Tile is the flooring most people underestimate. A wet saw is easy to rent and easy to use. Everything else has a learning curve, and mistakes cure hard.

A small, square laundry or powder room floor with a simple layout is a fair first tile job. Beyond that the difficulty is not cutting tile, it is the substrate call, the layout that keeps cuts off the sight line, the trowel selection that gets you to 80 percent coverage, and knowing what to do when the floor is out of flat. Large format tile is a bad first project. Natural stone is a worse one.

Deciding whether the floor is stiff enough is the piece homeowners get wrong most, and it is the mistake that costs the whole floor rather than a few tiles.

Living with tile afterward is simple. Sweep or vacuum the grit, because grit is what dulls a glazed surface. Use a pH-neutral cleaner rather than vinegar, which etches stone and degrades cement grout over time. Seal cement grout at install and reseal every 2 to 3 years, and reseal natural stone on the same schedule. Keep a mat inside every exterior door through the wet season.

Keep a box of leftover tile with the lot number on it. Dye lots change and a discontinued series cannot be matched, so the tile in your garage is the only exact replacement that will ever exist.

Set against LVP at $4.40 to $11 per square foot, tile costs more up front and asks a great deal more of the floor underneath it. What that money buys is a surface that does not wear out on any normal schedule, which is why it keeps making sense in the entries, mudrooms, and kitchens that take the worst of a Bellingham winter.

Before you sign a tile bid in Bellingham

  • Ask what the floor's deflection is and how the bidder determined it, before anyone talks about tile.

What is L/360, and how do I know if my floor meets it?

It is the deflection limit for ceramic and porcelain tile. Take the clear joist span in inches and divide by 360; that is how much the floor may move under load. A 15 foot span is allowed half an inch. Determining it means knowing joist size, species, spacing, and clear span, which an installer measures in the crawlspace or basement rather than guessing from the floor above.

Uncoupling membrane or cement backer board?

Both work. Backer board is cheaper, dimensionally stable, and adds height and weight. An uncoupling membrane like Schluter DITRA adds very little height, lets the substrate move slightly without dragging the tile, and meets ANSI A118.12 for crack isolation, so an existing slab crack does not have to telegraph up. At a doorway where height matters, the membrane usually wins.

What is lippage and how much is acceptable?
