How to tell whether your floor can take another sanding
Before anybody quotes you a sand, find out whether the floor has the wood to give.
NWFA guidance is blunt about it: if the wear thickness is less than 3/32 inch, the floor should not be sanded. Wear thickness on solid flooring means the wood sitting above the top of the tongue. Once a sander gets down to the tongue, the boards lose their grip on the fasteners, edges start to split, and the floor is finished as a floor.
You can check this yourself in about ten minutes. Pull a floor register and look at the cut edge of the boards where they were sawn around the duct. A 3/4 inch solid strip floor starts life with roughly 1/4 inch of wood above the tongue, and each full sanding takes something in the neighborhood of 1/32 inch. Measure what is left with a tape or a caliper and you have your answer.
Other things worth looking for while you are down there.
- Nail heads showing at the surface, which means the floor is already at or past the tongue.
- Boards that flex or click underfoot, which is a fastening or subfloor problem rather than a finish problem.
- Dished traffic paths at doorways, deep enough that flattening them would eat what is left.
- Wide splits running with the grain, common on old fir that has been sanded more than once.
Engineered flooring plays by a different rule. What you own is the sawn or sliced wear layer above the plywood core, measured in millimeters. Under 2mm and you are limited to recoating for life. At 2mm you get one careful light sanding. At 4mm to 6mm the floor behaves close to solid wood.
If there is nothing left, that is not a failure of the floor. Most 3/4 inch solid floors will take four to six full sandings across their life, which is 60 to 100 years of ownership in a normal house.

A note on hardwax oil, because it gets sold as low maintenance and it is the opposite. Dust, containment and whether you can stay in the house

If the house was built before 1978 and any part of the floor or the base trim is painted, the dust question turns into a lead question. Washington runs its lead program through the Department of Commerce, and paid work disturbing painted surfaces on pre-1978 housing has to be done by a certified renovator working for a certified firm. Machine sanding without HEPA exhaust control is prohibited under that rule, and the minor repair exemption stops at 6 square feet of painted surface per room, which a floor blows past immediately.
How a refinish week actually runs
The order of operations is not negotiable, and knowing it tells you whether the crew in your house is working to a standard.
Prep. Shoe molding comes off and gets numbered. Carpet tack strip and staples come out. Protruding fasteners get set below the surface, because one proud nail head destroys a sanding belt and gouges a line across the room.
First cut. The coarsest grit that will flatten the floor, often 36 or 40 grade, run at an angle to the boards on a badly cupped or overlapped floor and with the grain on a flatter one. This is the cut that removes the old finish and levels the field.
Second and third cuts. NWFA calls for three cuts with no more than one grit skipped between them, for example 36 then 50 then 80. Each finer grit exists to erase the scratch pattern of the one before it. Skipping from 36 straight to 80 leaves deep scratches that the finish will show off under raking light, and the only fix is starting over.
Edging. The edger follows every cut with the same grit progression, or you get a visible halo of different-colored wood around the perimeter of every room.
Buffing and hand work. A planetary sander or a buffer with a screen blends the drum and edger scratch patterns. Corners and under-radiator spots get hand-scraped.
Vacuum and tack. Vacuum, then tack with the solvent the finish manufacturer specifies. Water tacking under an oil-modified finish raises grain and causes problems.
Water popping, if there is stain. Water gets applied evenly to open the grain so stain takes uniformly instead of blotching. The floor has to come back to its original moisture content before stain goes on, and the moisture content gets measured before and after rather than guessed. Results shift with how much water is used, how long it dries, the species and the stain, so a sample board comes first.
Stain, then coats. Sealer or first coat, abrade between coats per the finish maker, then topcoats.
Then cure, which is the part everybody underestimates.
Old-growth fir floors and why they get sanded wrong
A lot of what we sand in Bellingham is not oak. Fairhaven, the Lettered Streets, Columbia, York and Sehome were built out around the turn of the last century, and the floors under those carpets are usually vertical grain Douglas fir, sometimes hemlock, occasionally pine.
Old-growth fir is worth saving. Tight growth rings, long clear runs, a color that reads amber and pink at the same time. Nobody mills that material anymore.
It is also soft. Douglas fir sits around 660 on the Janka hardness scale against red oak at about 1,290, which changes how it has to be sanded. Fir has hard latewood bands and soft earlywood between them, so an aggressive belt takes the soft wood faster and leaves a washboard surface that only shows up once the finish goes on and the light hits it sideways. The answer is a lighter first cut, more passes, and a crew that has done it before.
Three other things come with a floor this old.
Square-cut nails, which will wreck abrasives and have to be found and set first. Boards that were face-nailed rather than tongue-nailed, which means the wear layer is shallower than a tape measure at the register suggests. And paint, because painted fir floors were normal in this housing stock, which puts the whole job under the lead rule described above.
Fir also took the brunt of the last century's repairs. Expect patched heat registers, a chimney chase filled with the wrong species, and a run of replacement boards near a former back door. Those get sorted through board repair at $330 to $1,650 per project before sanding begins, because a patch that is proud or low by 1/16 inch will telegraph through the whole finished floor.

Furniture back too soon. Dry to touch is not cured. Film finishes keep hardening for days after they stop feeling tacky, and area rugs trap that off-gassing against the surface, which leaves a rug-shaped print in the floor that does not sand out easily.
Timing a refinish around a Whatcom County winter

And do not sand new boards the week they were installed. They need to reach equilibrium with the house first, or the flat floor you sanded turns into a rippled one a month later.
The first month after the finish goes on
Dry and cured are two different things, and the gap between them is where new floors get ruined.
A film finish stops feeling tacky long before it reaches full hardness. Light foot traffic in socks comes first, regular traffic later, furniture after that, and area rugs last of all. On waterborne, rugs stay off about two weeks. On oil-modified, closer to three. Pets stay off roughly twice as long as people, because claws concentrate load into points.
Put furniture back on felt pads, not on the finish. Lift furniture in rather than sliding it, even with pads on, because the pads have not compressed yet and a dragged sofa leg will find the one that fell off.
Skip the rug pads with rubber or PVC backing. They trap moisture and can leave a permanent print or discolor the finish. Felt or natural rubber pads made for wood floors are the ones that will not stain.
Then settle into maintenance. Hold indoor relative humidity between 30 and 50 percent, which in a Bellingham winter means the furnace and the bath fans do the work, and in a humid August stretch means running a dehumidifier. Clean with a product matched to your finish and a barely damp microfiber. No steam mops, no vinegar, no oil soap, because steam drives moisture into the joints and soaps leave a film that blocks your next recoat.
