The moisture math that decides whether the floor survives year two
Wood moves. Every rule in this guide traces back to that one fact.
Kiln dried flooring ships at 6 to 9 percent moisture content. Once it is inside your house it climbs or falls until it matches the air around it, which is its equilibrium moisture content. National Wood Flooring Association guidelines ask for 60 to 80 degrees and the average yearly relative humidity for the area during installation, and they cap the moisture difference between the flooring and the subfloor at 4 percent.
Bellingham makes that harder than it sounds. The city takes about 34.6 inches of rain spread across roughly 168 days a year, and outdoor relative humidity holds in the 72 to 80 percent band nearly all year. Indoors runs on a different curve, because a furnace working through a wet January pulls interior humidity down while open windows in August let it climb back up. Wood floors want 30 to 50 percent indoor relative humidity at 60 to 80 degrees. A house that swings well outside that band twice a year is asking a lot of its floor.
Here is what the swing does to real boards. A 5 inch plainsawn red oak plank exposed to a 30 percent change in relative humidity moves about 0.09 inches across its width. Put ten of those side by side and you have 0.88 inches. Across a 10 foot wide room, total movement passes 2 inches.
Species do not all move the same amount. The dimensional change coefficient tells you how much a board shifts per 1 percent change in moisture content.

Multiply the coefficient by the board width, then by the change in moisture content, and you get movement in inches. Hickory shifts roughly 1.5 times as much as Douglas fir for the same humidity swing. That is the reason a 7 inch hickory plank in a house with no humidity control is a bet, and a 3 1/4 inch quartersawn white oak is not.
Crawl spaces, ground cover and what is under a Bellingham floor
Most of the moisture that wrecks a hardwood floor in this town arrives from underneath, not from a spill on top.
Washington's residential code devotes a whole section to under-floor spaces because crawl spaces are standard construction here. WAC 51-51-0408 calls for a ground cover of six mil black polyethylene laid over the soil, overlapped at least 6 inches at the joints, running out to the foundation wall. Ventilation openings have to total 1 square foot for every 300 square feet of under-floor area, and that drops to 1 in 1,500 where the ground is covered with an approved Class I vapor retarder. There is an exception for a crawl space with a concrete floor at least 2 inches thick.
NWFA asks for more than the minimum on a wood floor job: 100 percent coverage of the crawl space earth with 6 mil black poly, and at least 18 inches of clearance from the ground to the underside of the joists.
Go look at yours with a flashlight before you buy flooring.
Torn plastic, bare soil in the corners, sheets that were never lapped, a dryer venting into the space, standing water in February. Any of those and the crawl space is pumping humidity into your subfloor every wet month, and a new floor laid over it will cup by the second winter. Fixing it first is cheaper than fixing it twice. Moisture mitigation runs $880 to $2,750, and structural subfloor work runs $5.50 to $13.20 per square foot.
Get the subfloor moisture reading in writing before install day. A pin or pinless meter reading on the sheathing, taken in several spots including near exterior walls and under the kitchen, is the number that proves the 4 percent differential was met. If nobody writes it down, nobody can prove it later.
Picking material for this house instead of for a showroom
The solid versus engineered question gets answered too fast. What matters is the room, the substrate and the width.
Wear layer is the spec to ask about. On engineered flooring the top layer of real wood is what you own. A 0.6mm veneer is a one-life floor. A 2mm wear layer can usually take one light sanding. A 4mm to 6mm sawn face behaves like solid wood for refinishing and will outlive most owners. Two engineered floors at the same price can have wildly different wear layers, so compare that number and not the marketing.
Core construction matters next. A multi-ply birch or poplar plywood core with cross-grain layers is what gives engineered its stability. A high density fiberboard core is cheaper and swells hard if it ever gets wet, which is a poor trade in a marine climate.
Sawing changes movement. Plainsawn boards move across the width roughly twice as much as quartersawn or riftsawn boards of the same species. Quartersawn white oak costs more per square foot and gives back stability plus the ray fleck that suits older Bellingham houses. If you want width, buying it in quartersawn is money better spent than buying width in plainsawn.
Where each belongs, plainly: solid works well on main floors over a well sealed, well ventilated crawl space. Engineered works over concrete, over radiant heat, in a daylight basement, and anywhere the substrate is not perfectly flat. Neither belongs in a laundry room or a bathroom with a floor drain, which is where LVP at $4.40 to $11 per square foot earns its keep.
Prefinished or site finished is a separate call. Prefinished boards arrive with a factory aluminum oxide coating and micro-beveled edges, and the job ends the day the last board goes down. Site finished floors get sanded flat as one plane with no bevels, which reads better on wide plank and in an old house, at the cost of extra days and dust in the home.
How to read a hardwood bid and spot the thin one
Three bids on the same floor can land 40 percent apart, and the cheapest one is usually cheap because something got left off.
Start with registration. Washington does not test contractors on trade skill. It registers them through the Department of Labor and Industries, which means the state verifies bonding and insurance rather than competence. Since July 2024 the surety bond is $30,000 for general contractors and $15,000 for specialty contractors. Liability coverage has to be at least $200,000 public liability and $50,000 property damage, or a $250,000 combined single limit. Then read the scope for these items. A bid missing several of them is not a cheaper bid, it is an incomplete one.

- A written allowance for subfloor repair, with the unit price that applies if the crew finds rot.
One Bellingham-specific item. If the house was built before 1978 and the existing floor is painted, or painted trim is coming off, the federal lead rule applies. Washington runs its own authorized program through the Department of Commerce, and paid work on pre-1978 housing has to be done by a certified renovator working for a certified firm. The minor repair exemption stops at 6 square feet of painted surface per room indoors, and machine sanding without HEPA exhaust control is a prohibited practice under that rule. How the install actually goes, start to finish
A typical Bellingham hardwood job runs about a week of crew time, plus the acclimation days before it.
Before delivery. The house needs to be at normal living conditions, 60 to 80 degrees with the heat or the windows doing what they will do year round. Delivering flooring into an unheated house in February and turning the furnace on the same week is how a floor gaps in July.
Acclimation. Boxes come in, get cross-stacked or opened in the rooms where the floor is going, and sit until the wood and the subfloor are within 4 percent of each other. Meter readings decide when that is done, not a number on a calendar.
Demo and prep. Old flooring comes out, fasteners get pulled, and the subfloor gets checked for flatness. NWFA tolerance for nail-down with fasteners 1 1/2 inches or longer is 1/4 inch in 10 feet or 3/16 inch in 6 feet. For glue-down and shorter fasteners it tightens to 3/16 inch in 10 feet or 1/8 inch in 6 feet, which is the same standard as a concrete slab. Humps get sanded, dips get filled, and both take time nobody enjoys paying for.
Layout. The crew snaps a working line off the longest sight line rather than off a wall, because walls in a 1930s Bellingham house are rarely straight. Boards get racked out of three or four boxes at once so color and grain distribute instead of stacking up in one hallway.
Installation. Felt goes down, then flooring. Solid 3/4 inch material is blind nailed through the tongue on an NWFA schedule in the 4 to 8 inch range, with fasteners set near each board end. End joints stagger at least 6 inches between adjacent rows, and H patterns get avoided on sight. A 3/4 inch expansion space stays open around the perimeter and at every vertical obstruction, hidden later by base and shoe.
Finish carpentry. Transitions, stair noses, reducers at the tile, then shoe molding. If the floor is site finished, sanding and coating add several more days plus cure time before furniture comes back.
How these jobs go wrong here and what the fix costs
Cupping. Board edges rise higher than the centers because the underside is wetter than the top. In Bellingham the source is almost always the crawl space, a slow supply line, or a floor laid before the subfloor dried out. The floor has to be dried and stabilized before anyone sands it. Sanding a cupped floor flat while it is still wet gives you crowning when it finally dries, and then you have spent the wear layer for nothing.
Gapping. Winter heat drops indoor humidity, boards shrink, and thin lines open between them. Seasonal gaps that close in summer are normal. Gaps that stay open all year mean the floor went in too wet.
Panelization. Groups of boards separating together in one wide gap, usually because adhesive or fasteners held some rows and not others while the floor shrank.
Hollow spots in a glue-down. You feel them before you hear them. Caused by trowel notches collapsing, open time being blown past, or a slab that was not flat.
Squeaks. Fastener schedule too loose, subfloor panels not sound, or joists moving. A squeak over a crawl space can often be fixed from below, which is the cheap version.
Concrete deserves its own warning. Wood over a slab needs testing, not a guess. ASTM F2170 in-situ probes go in at 40 percent of slab thickness, sit at least 72 hours, and the reading has to come in at or below 75 percent relative humidity, with every single probe location passing on its own. ASTM F1869 calcium chloride tests have to land at or below 3 pounds per 1,000 square feet per 24 hours. A slab that fails needs a moisture control system before flooring, and that is where the $880 to $2,750 mitigation line comes from.
Subfloor panel thickness matters too. NWFA calls for a minimum of 5/8 inch CDX plywood over joists at 16 inches on center, and 3/4 inch CDX or 23/32 inch OSB at 19.2 inches on center. Older Bellingham houses with 1x6 diagonal board sheathing usually need a plywood overlay before hardwood goes down, and that shows up as subfloor work at $5.50 to $13.20 per square foot.
When doing it yourself pencils out and when it does not
Floating engineered flooring in a single square bedroom is a reasonable weekend for a careful homeowner. Rent a table saw and a jamb saw, buy a moisture meter, work slow, and you will probably be happy with it.
The math changes fast past that.
Nail-down solid over a full main floor needs a pneumatic flooring nailer, a compressor, a jamb saw, a miter saw, a table saw, and a moisture meter you actually trust. Renting that stack is not the expensive part. The expensive part is that a nail-down floor is one continuous field, so a layout error in the first three rows follows you into every room and cannot be undone without pulling boards.
Call somebody if any of these apply: the subfloor is out of flat by more than the tolerance above, the house sits over a crawl space you have never crawled, the floor is going over concrete, there are stairs in the scope, the material is 5 inches wide or wider, or the house was built before 1978 and there is paint on the wood.
The honest comparison is not labor cost against zero. It is labor cost against the odds you buy a house worth of material and install it into a moisture condition that eats it. A failed install gets torn out and redone, so you pay for the flooring twice and the demo once.
The middle path works well. Do your own demo and haul-away, move your own furniture, handle your own paint touch-up on the base, and hire out the layout, the moisture testing and the install.
Living with the floor once it is down
The first year is the one that tells you whether the install was right, so pay attention to it.
Buy a hygrometer. It takes the guessing out of the whole thing. Keep indoor relative humidity between 30 and 50 percent. In a Bellingham winter that usually means running the furnace and the bath fans and leaving the humidifier off. In an August heat stretch with the windows open, a dehumidifier in the basement does more for the floor than anything else you can buy.
Some seasonal gapping in February and tighter joints in August is the floor doing what wood does. Measure a gap with a business card in winter and check the same spot in August before you call anybody.
Felt pads under every chair and table leg, replaced yearly, because grit embeds in old pads and turns them into sandpaper.
Walk-off mats at every exterior door. With 168 rainy days a year, the grit tracked in on wet shoes does more damage to a finish than furniture ever will.
Clean with a wood floor cleaner made for your finish and a barely damp microfiber. No steam mops, no vinegar and water, no oil soap. Steam drives moisture through the finish into the joints, and oil soaps leave a film that stops a future recoat from bonding.
Plan on a maintenance recoat rather than waiting for a full sand. A screen and recoat while the finish is worn but the wood is untouched costs a fraction of a full sand and keeps the wear layer intact. When that day comes, refinishing and recoating runs $3.85 to $6.60 per square foot. What indoor humidity should I keep a hardwood floor at in Bellingham?

Glue-down suits engineered over concrete or where sound transfer matters, and it needs the tighter flatness tolerance of 3/16 inch in 10 feet. Floating suits click engineered over uneven or below-grade substrates. The substrate picks the method more often than preference does.
Can hardwood go over a concrete slab here?
