Find the water before you touch the wood

Almost every hardwood repair in this town starts as a moisture problem. Fixing the boards without fixing the source buys you a matching set of damaged boards a year later.

Work the likely sources in order.

  • Plumbing. Toilet flange seals and tub overflow gaskets, which put water into a floor from a room away and often show up first at a hallway threshold.

Then measure rather than eyeball. A pin or pinless moisture meter reading on the flooring and on the subfloor tells you whether the problem is active. Hardwood flooring lives at 6 to 9 percent moisture content, and NWFA guidance allows no more than 4 percent difference between the flooring and the subfloor. A floor reading well above that is still wet, and wet floors do not get repaired yet.

Take readings in several spots, including a dry area of the same room, so you have something to compare against. One number on its own tells you very little.

Where the line sits between a patch and a whole floor

The money question on most calls is whether to repair a section or sand the room.

Repairs win when the damage is contained, the rest of the floor is in decent shape, and the repair area is far enough from the main sight line that a blended finish will read as continuous. Sanding the room wins in four situations.

  • The repair area covers more than roughly a quarter of the room, at which point you are paying to blend most of the floor anyway.
  • You wanted a color change regardless, in which case the repair is just the first day of the refinish.

There is a middle option people forget. A finish blend can be stopped at a natural break, a doorway casing, a threshold, a change in board direction, without carrying across the entire house. A patched hallway can be sanded and coated as a hallway if the door casings give the eye somewhere to stop.

If the wear layer is already gone, neither option applies. NWFA guidance says a floor should not be sanded once the wood above the tongue drops under 3/32 inch, and at that point the conversation moves to replacement at $8.80 to $15.40 per square foot.

How a board actually comes out and a new one goes in

Worth knowing, because it tells you whether the person quoting has done this before.

Mark the cut. End cuts get staggered rather than lined up, so the repair does not read as a rectangle. Replacement boards should break at different points than their neighbors, exactly like the original floor does.

Plunge cut the damaged board. A circular saw or a track saw set to the exact board thickness, so the blade does not bite the subfloor. Two rip cuts down the length of the board, then chisel out the middle, then work the tongue and groove edges free. Cutting to the wrong depth nicks the subfloor and buys you a squeak.

Clear the fasteners. Cleats or staples left in the joint will hold the new board proud. They get pulled or set, not hammered flat and hoped over.

Prep the replacement. The bottom lip of the groove gets removed from the new board so it can drop into place rather than needing to slide in from the end of the row. That single step is what separates a real repair from a floor that got torn up unnecessarily.

Set it. Adhesive in the joint, the board dropped and tapped home, weighted or face-nailed until it sets, with any face nails set below the surface and filled.

Sand and blend. Cut the patch flat with the surrounding floor, feather the sanding outward, match stain on a sample first, then coat the blend area.

Timing runs about a day for the cut and replacement, then two to three days for stain and finish cure before the area takes traffic. The wood itself needs to acclimate to the house first, which is the part that turns a one-day repair into a one-week scope on the calendar.

Matching wood in a city full of old-growth fir

Bellingham's older neighborhoods make matching harder than it is in a subdivision.

Fairhaven, the Lettered Streets, Columbia, York and Sehome were largely built out around the turn of the last century, and the floors in those houses are usually vertical grain Douglas fir, sometimes hemlock. That material came out of old-growth timber with growth rings packed tight, and nothing milled today looks like it. New-growth fir has wide, soft rings and takes stain completely differently. Lay a new fir board into a 1915 floor and it reads as a patch from across the room, even with a perfect color match on day one.

Reclaimed material from regional salvage is the answer for those floors. It costs more and it takes longer to source, and it is the only way the repair disappears.

Four things have to line up for a match to work.

  • Species and cut. Vertical grain to vertical grain, flat sawn to flat sawn. Grain orientation shows more than color does.
  • Thickness and profile. Older flooring was often milled to different dimensions than today's 3/4 inch standard, so replacement stock may need to be planed or shimmed from below.
  • Board width. A 2 1/4 inch floor and a 3 1/4 inch board are not interchangeable, and mixed widths in a patch are obvious.
  • Age of the surrounding finish. A hundred years of light has darkened the existing floor unevenly, and new wood starts at zero.

That last one is the honest limit on any repair. Color match is best-effort on old floors, because the new material will keep changing color at a different rate than the wood around it. A repair that reads invisible in November can show slightly by the following summer as the new wood ambers. Setting that expectation up front is part of a real quote.

When the problem is under the floor, not in it

Plenty of what gets called a floor problem is a structure problem wearing a floor.

Springy boards, a dip that follows a line across the room, doors that stopped latching, a squeak that moves when someone walks past. Those point at joists, sheathing or fasteners rather than at the wood on top.

Washington's residential code treats under-floor spaces as standard construction here, which is why WAC 51-51-0408 exists. It requires six mil black polyethylene laid over the crawl space soil, overlapped at least 6 inches at the joints and run out to the foundation wall, with ventilation openings totaling 1 square foot per 300 square feet of under-floor area. That ratio drops to 1 in 1,500 where an approved Class I vapor retarder covers the ground. Ground cover that is torn, bunched or missing in the corners keeps a subfloor damp through every wet month, and damp subfloor is what turns into cupped finish flooring.

Subfloor thickness matters too. NWFA calls for at least 5/8 inch CDX plywood over joists at 16 inches on center, and 3/4 inch CDX or 23/32 inch OSB at 19.2 inches. Older Bellingham houses were often built over 1x6 diagonal board sheathing, which is fine as structure and marginal as a hardwood substrate, so those floors frequently need a plywood overlay before new wood goes down.

Some of this is good news. A squeak over an accessible crawl space can often be fixed from below by shimming the gap between joist and subfloor or by adding fasteners, without disturbing a single finish board. That is the cheapest fix in this entire guide.

Repairing LVP, laminate and tile

Wood is not the only floor that gets damaged, and the three common alternatives each behave differently under repair.

Click-lock LVP. The most repairable floor in a house, as long as you have attic stock. Planks unclick in sequence from the nearest wall, the damaged one comes out, and everything goes back. A single plank in the middle of a room can also be cut out and drop-fit with adhesive when unclicking the whole run is impractical. Glue-down LVP is the harder version, because the plank has to be cut free and the old adhesive scraped flat. Replacement material runs on the LVP scale of $4.40 to $11 per square foot.

Laminate. Harder, and often not worth it. The wear layer is a printed photographic film over fiberboard, so it cannot be sanded, filled or refinished in any meaningful way. Once the core swells from water it stays swollen. Repairs mean plank replacement at $3.85 to $7.15 per square foot, and matching discontinued patterns is frequently impossible. Sections get replaced more often than single planks.

Tile. Individual tiles come out with the grout raked, the tile broken from the center outward, and the thinset chiseled back to a flat bed. The new tile gets set and the grout matched. Two catches. The tile has to still be manufactured, or you need spares in the garage. And a cracked tile is often a symptom, because tile cracks when the substrate moves, which points at deflection or a missing uncoupling membrane rather than at the tile itself. Tile work runs $11 to $27.50 per square foot installed, or $3,100 to $7,150 on a typical kitchen.

Keep leftover material from any flooring install, boxed and stored inside where humidity is stable. A single box in the closet turns a hard match into a twenty minute repair five years later.

The repairs that come back and why

A repair done in the wrong order costs the price twice, and there is no warranty that covers a live leak.

Repairing before the source is fixed. The most common one. New boards go into a wet subfloor, and within a season they cup exactly like the ones they replaced.

Repairing before the floor dries. Even after the leak is fixed, the wood and the subfloor have to come back to normal moisture content and stabilize. NWFA guidance is that cupped floors should not be sanded until the flooring and subfloor moisture content have stabilized. Sanding a wet cupped floor flat produces crowning when it finally dries, and then boards are high in the middle across the whole room.

Filler in seasonal gaps. Boards sit narrowest in late winter after months of heating and swell through summer. Filler packed into February gaps gets squeezed out and crumbles by July.

Face-nailing without adhesive. A replacement board held only by face nails works loose and becomes the new squeak.

Skipping the acclimation step. Replacement stock brought straight from a cold truck into a warm house and installed the same hour will shrink in place and open joints on both sides.

Sanding a floor that has no wood left. If the wear layer is under 3/32 inch, a blend sand exposes fasteners and splits board edges. At that point the honest answer is replacement at $8.80 to $15.40 per square foot rather than another repair.

One practical note on hiring. Washington registers contractors through the Department of Labor and Industries rather than testing them on trade skill, so registration is a floor and not a recommendation. Specialty contractors carry a $15,000 surety bond, general contractors $30,000, plus liability coverage of at least $200,000 public liability and $50,000 property damage or a $250,000 combined single limit. Keeping the same repair from happening twice

The floor you just paid to fix has the same weaknesses it had last month unless something changes around it.

Start under the house. Get a flashlight into the crawl space in February, when problems are visible. Ground cover should be continuous, lapped and run to the foundation wall, with no standing water and no dryer venting into the space. That single inspection prevents more repairs than anything else on this list.

Put a leak detector under the dishwasher, behind the refrigerator and at the washing machine. They cost very little and they catch the slow weep, which is the leak that does real damage because nobody notices it for a year.

Hold indoor relative humidity between 30 and 50 percent. In a Bellingham winter the furnace and the bath fans handle it. In a humid August stretch a dehumidifier does the work. Wood floors that live inside that band do not develop the seasonal extremes that open joints and stress patches.

Walk-off mats at every exterior door, inside and out. With 168 rainy days a year, wet shoes carry grit, and grit is what grinds a finish down to bare wood in the traffic paths.

Keep a box of your flooring. Store it inside where the humidity is stable, not in the garage.
